The mission

Solo hosts run the show. We hand them a co-host.

Independent short-term rental operators — the ones running one to forty listings under their own name, on their own channels, with their own cleaner roster — are running a real business. They deserve to operate it like a CEO: setting the policy, making the decisions, taking the upside. That is the operator we are building for.

What stops them is the night shift. The 11 p.m. Friday message. The Friday-before event reprice. The cleaner-mid-turnover briefing that has to land between every checkout and every check-in, forever, without an account manager queue in the way. A full-time co-host solves it, but most hosts cannot pay for one and do not need a full-time human for the off-hours. We built Nightwell so the night shift stops being them.

Checkout is at 11. Check-in is at 16. The cleaner needs the job card, the checklist, the access notes and a way to confirm the room is ready by photo. Without a system, the host texts it over, chases the confirmation, and hopes.

In motion

What running tonight actually looks like.

The agent takes the night shift end-to-end. The host wakes up to the morning brief.

A guest inquiry lands in the inbox at 22:14 local. The agent reads it against the listing, the policy the host set, and the prior thread. A reply goes out in the host’s voice within about two minutes — not a templated script, the host’s voice composed from the samples they wrote. Confirmation language, check-in details and house rules pulled from the listing, escalation triggers respected if something sensitive surfaces.

Every minute, the agent syncs the calendars. A double-booking surfaces the moment it would happen, not the moment a guest complains. When local demand moves, the agent reprices the upcoming nights inside the floor and ceiling the host set. The cleaner on the morning turnover gets a job card with the checklist, the access notes and the photo requirement, dispatched the moment checkout is recorded. A timestamped photo comes back; the agent diffs it against the prior listing photos and flags anything that drifted before the next check-in.

By morning, the action log is full and the morning brief is waiting — what was answered, what was repriced, what was dispatched and what was escalated. Anything the host wants to reverse is one tap from the dashboard. The host stays host of record on every channel. The night shift just isn’t them anymore.
